Selling A Home
One of the main selling points of Leisure Village is the privacy and security it offers. These features are often primary reasons buyers choose to live here. The Leisure Village Association works diligently to maintain policies and procedures that uphold the integrity of the admission process. Below are several important policies that directly affect real estate brokers and agents showing properties in Leisure Village.
Listing a Home
Homeowners must notify the Association Office when their home is listed for sale and provide the name of their real estate agent. Both the homeowner and the Realtor are responsible for completing two Realty Authorization Forms and returning them to the Association Office. Once these forms are processed, the Realtor will be authorized to call in guest passes at the Main Gate.
Requirements for Entrance
Prospective buyers and/or their agents must be called in by the listing agent on file or the property owner. Real estate agents are required to escort their clients while they are on Leisure Village property, including all common areas.
Hours of Entry
Entry hours for showings are from 8:00 AM to 5:00 PM, Monday through Sunday. Contractor type work may only be completed from 8:00 AM to 5:00 PM, Monday through Saturday (excluding specific Holidays).
Open House Policy
To attend an open house in Leisure Village, prospective buyers must have their names added to the property’s admit list for that day by the homeowner or the listing Realtor.
Realtors must:
- Notify the Main Gate in advance of the open house date and time.
- Call in the names of attendees the day before and the day of the open house.
- Include their phone number on any open house signage or advertisements posted outside Leisure Village. This allows prospective buyers to contact the Realtor directly to arrange access.
Note: The Main Gate staff will not call Realtors on behalf of guests. Anyone not pre-cleared will be denied entry.
“For Sale” Sign Requirements
Each residence is permitted one sign, not exceeding six (6) square feet in size. Signs may not be illuminated.
Signs may be placed:
- In a window
- Attached to a garage door
- Attached to a patio fence
If the garage door is metal or the sign does not fit on the wooden door, it may be placed on the fascia around the garage door or carport.
All real estate signs must be removed once the home is sold or rented. Open house signs and flags are not permitted on Leisure Village property.
Policy Compliance
The Association’s goal is not to hinder home sales but to protect the community’s valued privacy and security. Your cooperation in following these policies is appreciated. Failure to comply may result in monetary penalties.
